How Do I Apply for an Apartment at Park Trace?
To begin, select your desired apartment on the Floor Plans page and then register for our online application. Then you can review our rental criteria, invite co-applicants, complete your application, and pay your application fees via Credit Card. We try to let you know your application results as quickly as possible, and most applications only take 1-2 business days.
How much is the Application Fee for Park Trace?
The application is $50 per adult applicant.
How much is the Security Deposit and Administrative Fee at Park Trace?
We require a $400 Refundable Deposit or $100 Deposit Waiver and a $150 Administrative Fee at the time of approved credit.
Do you accept Co-Signers at Park Trace?
Yes. Co-signers must complete an application and make 5x the monthly rent.
Does Park Trace offer Short Term Rentals? What Lease Terms are available at Park Trace?
We offer lease terms from 2-15 months. When your initial lease term expires, you may choose to renew your lease or continue on month-to-month. Please note that rental rates vary by lease term.
Does Park Trace offer Furnished Apartments?
No, we do not have furnished apartments available for rent, however we are happy to recommend furniture rental services to you!
What is the Park Trace Pet Policy?
We are a pet-friendly community. All pets must be accompanied on leashes when walking around property grounds. Guests and residents are responsible for immediately and responsibly cleaning up after their animals.
We also require:

$250 Non-Refundable Pet Fee
$250 Fully-Refundable Pet Deposit
$20/month Pet Rent (per Pet)
Breed Restrictions apply, and include: Pit Bull, Staffordshire Bull Terrier (American or English), Rottweiler, Doberman Pinscher, Chow, German Shepherd, Mastiff (Bull or Cane Corsos), Malamute, Husky, Presa Canario, American Bull Dog, Great Dane, Akita, Wolf Hybrid, and any hybrids, combinations, or mixes of the above.
What Parking is available at Park Trace?
We offer residents detached garages available to rent with electric vehicle charging available, in addition to open parking throughout the community.
Does Park Trace require Renter's Insurance?
Yes. All applicants are pre-approved for rental insurance through eRenterPlan. We also accept Rental Insurance with your preferred carrier (many plans will bundle your auto and renters insurance), provided the plan meets our minimum requirements. Please contact our office for more information.
What forms of Rent Payment does Park Trace accept?
We are proud to offer easy online payments. You may access our resident website on a computer or mobile device, or download the RENTCafe app, and pay rent online via your Checking Account (ACH), Credit Card, Debit Card. Please note that paying via ACH online does not incur a convenience fee. Offline, you may pay via a personal check or MoneyGram. We do not accept cash in the office.
Does Park Trace have any Sister Properties?
Yes! City View Vinings Apartments, The Gardens of East Cobb Apartment Homes, Glen Park Apartment Homes, Stone Creek at Brookhaven Apartment Homes, and The Arbors at Breckinridge Apartment Homes are located nearby in the Atlanta area.

This is a fantastic and safe apartment complex. The complex has controlled access and it is normal to see a security guard at night. The management is very responsive and strives to meet the residents needs. The landscaping and scenery around the complex makes for a pleasant environment. I've never felt unsafe here. I'm an avid Amazon shopper, and I've never had my packages stolen from my front door, even when I've been gone for more than a day. While I've had noise issues with residents above me, that's just the nature of living in an apartment. Whenever I've asked for noise to be addressed, Ms. Evelyn and Alexi were on top of it.
